There’s a familiar chill in the Long Island air. Fall is here, with winter soon to follow and that means dropping temperatures. Keep the temperature of your water comfortably warm with water heater maintenance now to avoid any issues over the winter.
Check Temperature
Find the temperature setting dial on your water heater. For a gas heater, it’s a knob on the gas valve. On an electric heater, it’s a thermostat behind the panel. The ideal range is between 115 and 120 degrees. Setting your water heater in this range reduces energy usage and protects the tank from overheating.
Check Valve
The T&P valve, or temperature and pressure relief valve, is vital to the safe, proper function of your water heater. As part of water heater maintenance, lift up on the lever halfway and release it. It should snap back as you hear a small amount of water flow into the drain tube. A valve that fails to produce this result has to be replaced.
Flush the Tank
A full water heater tank drain and flush is the best way to remove sediments from the tank’s bottom that can build up and cause rust and corrosion. It’s best to hire a professional technician to do this task because it involves completely shutting down the water heater. During this process the tank is drained until the water is clear. The inside of the tank is then inspected for lime or sediment deposits. Any sediments found are carefully removed to prevent damage to the tank. Have this done every six months as part of your water heater maintenance.
Mini Flush
A mini flush is quicker and can be performed with the water heater in operation. If you’re uncertain about any of the following steps, consult a professional. Safe, proper procedure is important.
• Set a 5-gallon bucket under the drain valve at the bottom of the tank.
• Open the drain valve and let water flow into the bucket until it’s about half full.
• Close the valve and empty the bucket.
